Tile overlay keeps costs down and schedules short, but raises your finished floor level — which affects doors, skirtings and transitions. Full hacking resets everything at significantly higher cost, and is sometimes genuinely necessary. The partial approach — hack the wet areas, overlay the rest — is the most common middle path in Singapore resale renovations. The right choice depends on floor condition, door heights and budget, assessed before quotation rather than after works start.

When overlay is the smart choice

Overlay is smart when existing tiles are sound, well bonded and level enough that a thin new layer lands within tolerance — you then pay only for the finish, not for undoing someone else's work.

The test is physical, not visual. A floor can look dated and still be an excellent candidate: hollowness is the problem, not unfashionable glaze. Tapping across the surface reveals where bonding has failed, and isolated hollow spots can often be treated locally without abandoning the floor.

What you accept is height. Overlay raises the finished floor by roughly the combined thickness of tile and adhesive bed — invisible across a room, but a real dimension at doorways, bathroom entrances and kitchen cabinetry that must be designed around.

When you should hack

Hack when the floor is failing, out of level beyond correction, or hiding problems you cannot seal under a new layer — most commonly in flats thirty years old or more.

Hacking also removes a psychological liability: once the old floor is gone, nobody spends ten years wondering what was underneath. For owners staying long-term, that certainty justifies much of the premium.

  • Widespread hollowness — overlay bonds your new floor to one that is already letting go
  • Level corrections — older slabs slope or undulate; hacking allows re-screeding to true level instead of building up material on top
  • Waterproofing doubts — any history of seepage means old finishes come up so the membrane can be redone properly
  • Age of the flat — past three decades, hidden-defect probability rises sharply, and discovering them under new tiles costs far more than opening the floor first
  • Layout changes — where walls move or plumbing relocates, those floors are being cut into anyway

The partial approach: popular for good reason, with one real pitfall

Hacking wet areas while overlaying bedrooms and living space puts demolition money where risk actually lives; its main pitfall is the level transition at every threshold between the two.

The logic is straightforward. Bathrooms and kitchens carry the waterproofing, drainage falls and ageing services, so they justify full stripping. Bedrooms rarely hide serious defects when floors pass the tap test; they mainly need updating. Each zone gets the treatment its condition deserves.

The pitfall is geometry: a re-laid bathroom sits lower than an overlaid bedroom raised by tile-plus-adhesive, and you meet that difference at a doorway every day. Good detailing resolves it — a ramped threshold strip, a recessed transition band, or a deliberate step the change of material makes read as intentional. What doesn't work is discovering it on site, when the cheap solutions have closed. Calculate both finished levels side by side during design development; it is the clearest marker of a planned versus improvised renovation.

What an honest assessment looks like

An honest assessment happens physically on site before quotation: hollow-tile tapping, a slab level survey, and a door-and-skirting check that converts findings into buildable decisions.

If a contractor quotes flooring without tapping a single tile, that quote is not an assessment — it is a guess with a price attached. Mid-project variations are where resale budgets quietly break.

  • Hollow-tile tapping — systematic, room by room; scattered singles and widespread failure lead to different recommendations
  • Level survey — readings establish how much correction the slab needs and whether overlay thickness can absorb it
  • Door check — measure the gap under every leaf; overlay height eats into it, and some doors will need trimming
  • Junction review — where flooring meets walls, cabinets and glass partitions, note what gets redone versus adapted
  • Wet-area history — any seepage complaint settles the question of hacking the bathrooms immediately

Cost framing: relative, not absolute

We avoid figures here deliberately — hacking scope varies flat-to-flat too much for a number to mean anything — but the relative differences are consistent.

Overlay typically saves a meaningful share of full-hack cost by deleting demolition, disposal and re-screeding, and compounds the saving with a shorter programme. Full hacking is the premium option — paid knowingly in wet areas, for waterproofing certainty rather than aesthetics. Partial lands between them, weighted toward whichever zones dominate your layout. Common questions

Does tile overlay cause problems in the long term?

Not inherently — overlay bonded to a sound substrate performs like any tiled floor. Long-term problems trace to poor bonding or laying over tiles that were already hollow, which is exactly what pre-work tapping screens out. Height-related issues such as doors binding are preventable through design-stage detailing.

Can I overlay a bathroom instead of hacking it?

Technically possible, rarely advisable. Bathrooms concentrate what overlay cannot fix: ageing waterproofing membranes, drainage falls that may already be wrong, and pipework in the screed. Overlay also raises the floor against water containment at the doorway. Unless the bathroom is young with a known-dry history, hack and re-waterproof — which is precisely why the partial approach exists.

How do I know whether my floor actually needs hacking?

Three checks decide it. Tap systematically — widespread hollowness points toward hacking. Take level readings — significant slopes may exceed what overlay thickness absorbs. And weigh age and history — past thirty years, or any record of seepage, justifies opening the floor regardless of surface condition.
