    Arrival, threshold, living, dining, retreat — landed design is choreography. We draw the daily journeys through your house and design the transitions.

    Joinery at architectural scale

    Landed homes carry larger volumes; carpentry is designed as built architecture — full-height panels, integrated lighting, material continuity with the staircase and library wall.

    Indoor–outdoor relationships

    Singapore's climate is a design asset. We plan cross-ventilation, shade and garden sightlines so the house feels larger than its walls.

    Light for double volumes

    High ceilings and voids need layered schemes: daylight management by day, warm pools of light by night. We design both, circuit by circuit.

Do you provide architectural or A&A services?

We provide interior design, space planning and renovation coordination. Significant additions and alterations to landed properties require a Qualified Person (architect or engineer) for regulatory submissions to authorities such as URA and BCA. When a project involves A&A works, we work alongside your architect — or with one from your existing team — so interiors and construction are designed together.

When should interior design start on a landed project?

Before construction, ideally alongside architectural design. Interior decisions — storage depths, lighting positions, bathroom layouts, stair details — affect structural and M&E coordination. Bringing interiors in early is cheaper than revising built work.

How long do landed interior projects take?

Interior-only scopes typically run three to six months on site depending on scale. Projects involving A&A or rebuilding works are measured in many more months and follow the construction programme. We plan honestly against your builder's schedule.

Can we renovate in phases while living in the house?

Yes, with planning. We sequence works by zone — usually starting with the level that disrupts daily life least — and coordinate protection, access and services so the household functions between phases.
