Design too late and you rush the decisions that matter; too early and layouts sit idle while site conditions drift. The comfortable window is starting space planning two to four months before your intended works start, with keys in hand for final measurements.

The defects-check window

Before renovation starts, the flat should go through its defect check so flooring and wall issues are rectified by HDB's team first. We help you sequence this properly so renovation doesn't begin on an unresolved base.

When should we start planning our BTO renovation?

Two to four months before you want works to begin. That gives room for space planning, concept design, detailing and quotation at a comfortable pace — the most common cause of renovation stress is compressing these decisions into the weeks right after key collection.

What is the BTO defects check, and when does it happen?

After key collection, you inspect the flat and report defects — uneven floors, hollow tiles, damaged fittings — for HDB's team to rectify before renovation starts. Do the check first: renovating over unresolved defects creates disputes about who fixes what later.

What can't be changed in a new BTO flat?

Structural walls, waterproofed wet-area flooring and protected elements must stay as built, and HDB's renovation guidelines set out what requires permits and approved contractors. We plan within these rules from the first layout sketch, so nothing designed gets value-engineered away later.

How long does a BTO renovation take?

Most BTO works run around eight to ten weeks on site, depending on carpentry extent and hacking scope. Add design and detailing time before that — which is why engaging a designer early matters more for BTOs than any other home type.

Is it worth doing full carpentry in a new flat?

New flats are the cheapest moment to build storage in — everything is open and sequencing is simple. We prioritise the storage that earns daily use (wardrobes, kitchen, entry) and stay honest about where freestanding pieces serve you better.
