Condo Interior Design · Singapore

Refined, notre-done.

Condominiums arrive finished — which changes the design problem entirely. The work is refinement: better storage, warmer materials, lighting that forgives the floor plate, and a home that feels personally resolved rather than developer-neutral.

Common challenges

The problems we are hired to solve.

What tends to go wrong with condominium projects — and how this service addresses each one.

Building management rules shape the works

Most condominium MCSTs require written approval before works begin — renovation hours, contractor deposits, insurance and protection of common property are set by the management. We plan submissions into the programme from day one so approval never becomes the critical path.

Existing finishes you can't ignore

Condo floors, wardrobes and kitchens often arrive half-usable. Deciding what stays, what gets refinished and what gets replaced is where the budget is won or lost — and it's a design decision, not a default.

Space feels tighter than the floor area suggests

Condo layouts give away area to corridors and lobbies. Interior volume is recovered with full-height storage, considered furniture scale and lighting that lifts the ceiling plane.

Looking expensive without renovating everything

The highest-impact changes in a condo are usually lighting, a material continuity pass, and one or two pieces of well-detailed carpentry — not a full strip-out.

Our approach

How we work through it.

Four commitments that hold on every engagement, regardless of scope.

  1. 01

    Work with the bones

We map what the developer built well and spend where it shows. A condo renovation should never fight the building it lives in.

  2. 02

    Material continuity

Repeating a small palette of timber, stone and textile tones across rooms makes a condo feel composed — the quiet luxury of restraint.

  3. 03

    Storage that disappears

Full-height joinery in the same tone as the walls reads as architecture, not furniture — the most effective space move in condominium design.

  4. 04

    Lighting as the renovation

Where hacking is limited, layered lighting does the heavy lifting: coves, wall washers and focused task light transform a standard living room for a fraction of construction cost.

Scope

What the service covers.

Every line below appears in your quotation as its own item — nothing is implied or bundled.

  • Design consultation and existing-finishes audit
  • MCST submission documentation and coordination
  • Space planning and furniture layout
  • Custom carpentry: wardrobes, TV walls, kitchen refits
  • Lighting design and electrical planning
  • Bathroom and kitchen upgrades
  • Soft furnishings, styling and handover

Each of these stages sits inside our wider working method — consultations, drawings, itemised quotations and a supervised build. The sequence never changes even when the scope does.

FAQ

Common questions.

Answered straight. Anything specific to your home is confirmed during consultation.

Do I need approval to renovate my condominium?

In almost all Singapore condos, yes — the MCST (management corporation) requires written approval before works start, covering things like permitted hours, contractor insurance and protection of common property. Requirements vary by development, so we confirm your MCST's process at the start and build it into the schedule.

What renovation hours apply in condos?

Each MCST sets its own permitted renovation hours and noise rules, which are typically stricter than HDB's. We obtain the current rules from your building management and programme noisy works around them from the outset.

Can I replace the developer's kitchen?

Usually yes, subject to MCST rules and the condition of existing waterproofing and services. Where a full replacement isn't worthwhile, a refit — new fronts, countertops, hardware and lighting — can transform the kitchen for a fraction of the cost.

How do you add storage without making the condo feel smaller?

Full-height joinery that reads as architecture: same tone as walls, flush fronts, no visual clutter. We concentrate storage where pressure is highest and keep main living volumes open.
